Responsibilities
Technically analyze potential land plots for acquisition by the company, assessing urban planning, technical and market-related aspects;
Commission technical studies for plots that are under analysis or already commercially negotiated, ensuring contractual deadlines are met for required deliverables;
Perform critical review of contracted technical studies (topography, geotechnical investigations, feasibility studies, among others), ensuring the quality of information and its adherence to the company’s guidelines;
Compile and organize the technical and financial information for land plots, enabling integrated analysis by the areas involved in the acquisition process;
Request, monitor and follow up on official certificates with municipal and state agencies, assessing the legal and urban planning feasibility of the parcels under study;
Prepare economic and financial analyses of land plots, including feasibility studies, cost estimates and Gross Development Value (GDV), using Excel spreadsheets;
Track, update and monitor the expense base related to preliminary land studies, maintaining control spreadsheets and updated indicators;
Manage the payment process for suppliers of contracted technical services, ensuring compliance with deadlines and internal processes;
Research and analyze urban planning legislation, zoning and region-specific regulations, evaluating the suitability of land plots for the company’s products and guidelines;
Interface with brokers, landowners, technical suppliers, utilities and internal departments, supporting the progress of negotiations and analyses.
Requirements
Bachelor’s degree in Civil Engineering or Architecture;
Proficiency in AutoCAD for reading and critically analyzing project drawings;
Proficiency in Microsoft Office, with strong focus on Excel and PowerPoint;
Preferred experience with technical and/or economic-financial analyses of real estate developments;
Availability to work in a hybrid model, with frequent field work;
Familiarity with the city of Salvador (BA) is a plus.
