Land Portfolio Manager for Anglian Water managing non-operational land, estate transactions and property activities. Identifying surplus land, negotiating leases, and ensuring sustainable land use.
Responsibilities
Identify surplus land (including major holdings such as large estate parcels) and lead end ‑ to ‑ end disposal, leasing and commercial exploitation opportunities
Deliver land deals including sales, leasing, easements, mineral extraction rights and rental agreements
Act as contractual lead for telecoms providers using Anglian Water assets (e.g., mobile operators on water towers), overseeing leases, approvals and income recovery
Act as a strong, resilient commercial negotiator able to challenge, say no where needed, and engineer deals balancing value and risk
Framework manage estates suppliers, ensuring performance, visibility, remediation responsibility and governance standards are met
Oversee telecoms income rights agreements and supplier performance, including quarterly relationship management
Provide specialist estate services advice, support planning processes, attend hearings and engage with external bodies where required
Support biodiversity, land use planning, ecosystem enhancements and environmental obligations across the land portfolio
Lead visible management of land entry, access, remediation and estates service activities
Support strategic tax planning relating to land and property transactions
Travel extensively (typically circa 10k miles per year) to visit sites, suppliers and internal/external stakeholders
Ensure Health & Safety excellence across all land and site-based activity
Requirements
Degree ‑ educated with a background in land, estates or property management
Highly experienced in land and estates matters, ideally including commercial disposals, valuations, surveys or planning
Commercially minded with experience delivering large ‑ value, complex land and property deals
Strong, confident relationship manager able to influence and challenge stakeholders at all levels
Experience in framework management, contracts, supplier performance and remediation oversight
Chartered Surveyor (RICS) desirable but not essential
Knowledge of planning, engagement processes, surveys and environmental/biodiversity considerations
Excellent communication and interpersonal skills across technical and commercial conversations
Self ‑ starter with ability to work independently across geographically dispersed sites
Strong analytical, negotiation and decision ‑ making skills
