Preconstruction Manager managing electrical and controls projects at Barry-Wehmiller. Leading preconstruction efforts and engaging with clients in a dynamic construction environment.
Responsibilities
Develop and maintain an effective preconstruction program to produce conceptual and preliminary budgets and schedules
Establish and maintain a list of prequalified vendors and subcontractors
Develop and maintain master bid documents and scopes of work
Participate in procurement of major project scopes of work and equipment
Participate in developing initial project estimates (including conceptual estimates) and schedules in consultation with the responsible Partner or Director
Develop a preliminary project schedule
Participate in developing and/or review project bid list
Participate in developing and/or review subcontractor scopes of work
Update project estimate based on review of 30/60/90 percent drawings
Advise project manager of procurement activities
Monitor actual verses budgeted cost for major procurement items
Conduct annual performance evaluation of direct reports
Provide periodic reports on workload and department accomplishments
Requirements
10 years of General Contractor or Electrical Contractor related construction and preconstruction experience
Experience with manufacturing or industrial sector construction (Advanced Technology, Semi-Conductor, Controls Systems)
Experience negotiating contract buyout and putting bids together for final presentation
Experience in estimating and buyout for Electrical/Low Voltage installation subcontracts for Capex projects in Industrial/commercial markets
Existing network (regional or national) of trade contractor relationships, specifically in electrical trade
Experience with BMS and EPMS as well as other system integration systems
An understanding of prime contracts requirements including schedules, scopes, budgets, and performance expectations
Construction estimating, scheduling and procurement experience
Proficiency with Procore, Bluebeam, MS Project/P6, Timberline, AutoCAD, or Revit software systems
A bachelor’s degree in engineering or construction management, or a related technical degree (preferred)
OSHA 10- or 30-hour certification (preferred)
Experience working in Data Center environments would be a plus
